Jared S. Greenstein is a real estate attorney with more than 20 years of experience advising clients on complex transactions across the Washington, D.C. metropolitan area. Jared represents leading institutional property owners and investors in a broad range of real estate matters, including development, acquisitions and dispositions, leasing, and property management. His experience spans commercial, office, retail, multifamily residential, mixed-use, and vacant land assets throughout Maryland, Virginia, and the District of Columbia.
Known for his responsiveness and attention to detail, Jared has built long-standing client relationships and serves as a trusted advisor across the full real estate lifecycle. He focuses on delivering pragmatic solutions that keep transactions moving forward without sacrificing precision.
Jared’s practice encompasses the full spectrum of real estate transactions, including the negotiation and drafting of purchase and sale agreements and the structuring of complex commercial leasing arrangements for office, retail, mixed-use properties, and vacant land. He advises clients on assignments, subleases, and telecommunications agreements, and brings extensive experience in preparing property management agreements, easements, and covenants.
His work also includes the negotiation of development and access agreements, as well as listing, confidentiality, and subordination, non-disturbance, and attornment agreements (SNDAs). In addition, Jared counsels clients on post-closing cost-sharing arrangements, construction and work agreements, and other matters arising throughout the development process.

- Negotiated a 206,000 square foot office lease with Nestle for its U.S. headquarters.
- Negotiated a 354,000 square foot office lease with Gartner (formerly CEB Inc.) for its U.S. Headquarters
- Represented a national retail company for the leasing of all of its new stores (currently with over 50 locations across the United States).
- Negotiated a 115,000 square foot lease for office and SCIF space with RTX Corporation (formerly Raytheon Technologies) for its Global Headquarters
- Negotiated a 176,000 square foot office lease with Kaiser Permanente for a build-to-suit new construction project on land ground leased from WMATA at the New Carrollton Metro Station.
- Represented landlord in negotiating, structuring and drafting the retail lease with Trader Joe’s in Washington, D.C.
- Handled multiple retail leases along the 14th and U Street Corridors, including leases with BB&T, Salt and Sundry, Lou Lou, Tico Restaurant and Wells Fargo Bank.
- Represented the seller on the $500 million sale of a multifamily apartment complex in Alexandria, Virginia.
- Represented the ground lessee/purchaser in the substantial modification and expansion of a ground lease to support a 500,000 square foot mixed-use development in Rosslyn, Virginia, including the structuring and negotiation of put options, purchase options, tenant’s development rights and obligations, transfers of easement rights, and lender issues related to the tenant’s concurrent closing on a $250 million construction loan.
- Represented the seller of multiple vacant parcels of land in Chantilly, Virginia to multiple purchasers, including post-closing development-related agreements to enable the seller and the purchasers to jointly entitle, develop and construct improvements on the site for hotel, office, residential and retail use.
- Represented purchasers and sellers of multiple retail shopping centers in Virginia, Maryland and the District of Columbia.
- Represented a borrower on multiple acquisition loans, construction loans, refinancings and loan defeasances with lenders including JP Morgan, PNC, Bank of America, Wells Fargo, MetLife, ING, Fannie Mae, Bank of Georgetown, United Bank and EagleBank.
