Erin B. McAuliffe provides comprehensive real estate legal services to property owners, developers, and business owners across Washington, D.C. and Maryland. She partners closely with clients to enforce their rights and to resolve disputes efficiently and strategically.
An experienced litigator, Erin represents clients in a broad range of real estate-related disputes, including breach of contract, lease defaults, nonpayment of rent, title disputes, construction disputes, guaranty enforcement, and commercial collections. She also counsels lenders and property owners in connection with commercial foreclosures.
In addition to her litigation practice, Erin advises clients on transactional matters. Drawing on her litigation background, she integrates risk mitigation into contract drafting, helping clients minimize exposure and avoid future disputes.
Prior to joining GDL, Erin began her career building a strong litigation foundation by gaining extensive experience in courts throughout Maryland and in the District of Columbia. She also served as a judicial law clerk for the Honorable Robert A. Greenberg in the Circuit Court for Montgomery County, Maryland.

Representative Matters
- Represented Maryland homeowners as first chair at an evidentiary hearing in multi-party litigation involving multiple witnesses, including an expert appraiser, on the issue of whether the sales price of a home represented its fair market value, ultimately prevailing on the issue.
- Served as co-counsel to a lender in connection with the foreclosure of one of Washington, D.C.’s most valuable commercial properties, guiding the client through the foreclosure procedures, ensuring strict compliance with local rules and coordinating seamlessly with lead counsel on strategy and execution.
- Served as first chair in an arbitration hearing representing a Maryland homeowner in a dispute arising from a residential renovation project. The homeowner sought to recover the costs incurred in hiring a replacement contractor after issues with the original contractor. The arbitrator ultimately issued a comprehensive written opinion granting an award to the homeowner.
- Represented a Maryland construction company in a dispute over payment by a property owner, obtaining an interlocutory mechanic’s lien and ultimately resolving the matter by obtaining a favorable settlement.
- Represented a homeowner in Maryland over a boundary line dispute which ultimately resolved to the client’s satisfaction on the eve of trial.
- Defended a national car dealership as first chair at a trial in Maryland in which a former customer alleged damage to their vehicle and sought monetary damages from two defendants, ultimately resulting in a trial verdict in favor of the defendants.
- Represented a homeowner in a dispute over work done by a construction company, successfully defeating the construction company’s request for entry of an interlocutory mechanic’s lien in Maryland.
