Jim Sadowski is an experienced litigator who focuses on commercial real estate disputes across Washington, D.C., Maryland, and Virginia. With more than three decades of experience, Jim is known for efficiently resolving both litigation and pre-litigation conflicts.
He has extensive experience handling commercial landlord-tenant disputes arising from a wide range of issues, including nonpayment, covenant defaults, lease assignments and sublets, improper signage, unauthorized construction, and other lease breaches. Jim is also well versed in evictions, guaranty disputes, and the collection of delinquent accounts, and he regularly represents creditors in bankruptcy proceedings.
Jim frequently represents large-portfolio national and regional real estate owners, institutional and middle-market investors, and real estate investment trusts (REITs). Over the course of his career, he has helped clients resolve hundreds of contract disputes and has represented real estate owners and developers in numerous trials. Drawing on his experience, he also advises clients on lease drafting and transaction negotiations to help mitigate the risk of future litigation.
In addition to his practice, Jim regularly educates real estate professionals on legal developments affecting the Washington D.C. metropolitan area. He also serves as the volunteer president of the Metropolitan D.C.– Virginia Soccer Association, the U.S. Adult Soccer Association, and he is a member of the U.S. Soccer Federation Board of Directors.

- Represented a national institutional investor with a real estate portfolio valued in the eight figures in a highly contested trial in Fairfax County against a tenant and guarantor, obtaining a favorable judgment on back rent claims and a dismissal of counterclaims. Obtained a six-figure judgment for a commercial landlord for nonpayment of rent by a retail tenant on the first floor of an office building in Arlington County, including the successful defense of a counterclaim involving an alleged unreasonable withholding of consent to the assignment of the lease.
- Successfully reclaimed valuable commercial space and defended against counterclaims from a delinquent tenant on behalf of a landlord in Washington, D.C., including obtaining a judgment for millions of dollars in back rent, holdover charges, and legal expenses.
Mr. Sadowski has served as an instructor with the BOMI Institute Property Manager’s Course on Commercial Law, and he has taught classes on drafting Virginia commercial leases. Mr. Sadowski is the founder and former Commissioner of the Capital Coed Soccer League. Mr. Sadowski is also the President of Metropolitan D.C.– Virginia Soccer Association, Inc., which is a non-profit corporation that serves as the local governing body for adult amateur soccer in D.C. and Virginia.
