Jared Greenstein advises developers, landlords and tenants in diverse aspects of commercial real estate transactions. His practice concentrates on the development, leasing, acquisition and disposition of commercial office and retail properties, with significant experience in the drafting and negotiation of commercial leases, purchase and sale-related documents, easements, crane overswings, other development-related agreements and listing agreements.
Mr. Greenstein also counsels clients in the District of Columbia regarding the development of newly constructed residential condominium projects, and the conversion and development of existing apartment and office buildings into residential and office condominium projects. This representation includes providing advice and guidance to developers with respect to the drafting of condominium documents, the registration and recordation of condominium documents with the appropriate governmental agencies of the District of Columbia, and the drafting and negotiation of purchase and sale agreements with prospective purchasers.
Representative Matters
Mr. Greenstein assists in representing three of the Washington area’s largest commercial landlords and one of the nation’s largest banks with respect to their transactional real estate requirements in the Washington, D.C. metropolitan region, including drafting and negotiating purchase and sale agreements, sale/leasebacks, easement agreements, ground leases, office leases, retail leases, pad site leases and shopping center leases.
In 2011, Mr. Greenstein represented Washington area landlords in the successful completion of hundreds of lease transactions, advising clients with respect to the drafting and negotiation of leases for well over 1 million square feet of space. Recent lease transactions include the leasing of a food court to numerous national retail tenants in one of the District’s largest mixed-use office and retail complexes, as well as a lease to an international Fortune 500 consulting company for nearly 100,000 square feet of space in a building being newly constructed by the landlord.
